      Does the land already have utilities installed on the property like water, sewer, electric and cable? Many times we notice land listings that indicate these things are available, but when questioned deeper, the utilities in question are not on the property, but in the general vicinity, usually up to a mile away. Land development costs can be extreme if you are installing underground water lines, sewer lines and electric. The land price may seem like a bargain, but if the development costs are extensive you may never be able to afford the improvements needed so that a home can be built on the property. Building a home is rewarding, but never easy.
